Our services
- The municipal one stop shop offers two main services to real estate investors and engineering and consulting offices:
- 1. Initial Information Certificate:
- The Initial Information Certificate is a service provided by the municipal one stop shop to property owners or engineering offices to provide preliminary information about the property to be developed.
- 2. Final Construction Permit:
- The Engineering Office or the applicant shall apply for a building permit for his project through the electronic licensing system available on the website of the Ministry of Municipalities Affairs and Urban Planning.
Initial Construction Permit
- Information Certificate (Initial Construction Permit)
- Required Documents
- 1. Request letter signed by the owner / owner.
- 2. Engineering Consulting Office letter.
- 3. Copy of the property document with the property map and the air map.
- 4. A copy of the approved plan or survey certificate (in case the documents are old) - original, valid and identical to the document.
- 5. Copy of the CPR of the owner / owners or the commercial register of the company – valid.
- 6. Contracts and leases – valid.
- 7. Certification of the Engineering Professions Committee - Valid (if submitted by engineering office).
- 8. Engineering drawings, of an, only if submitted by an approved engineering office
- Requirements for acceptance the information certificate application (initial construction license)
- 1. Applications that are missing any document of any kind the engineering offices has only 48 hours to complete (regardless of project size), and the request is not returned to the engineering office again.
- 2. If a forgery is found in the documents submitted by the owner or the engineering office, the original document is requested for comparison. If the forgery is proved, the application is canceled.
- 3. Information Certificate Fees (Initial Construction Permit) 30 BD.
Final construction permit
- Required Documents
- 1. Letter of No Objection from the relevant authorities: Environment for factory applications, Company for Foundations for Waves, Edama Company or Ministry of Finance (Department of State Property Affairs) for Lands belonging to Government Property, Ministry of Information for Hotels, Endowment Department of Sunni Waqf and Jafariya for their applications, Ministry of Education for Establishments Educational Administration, Department of Industrial Zones of Applications of the Ministry of Industry with the drawings stamped by them, Ministry of Health, Bahrain Petroleum Company Bapco.
- 2. Request letter signed by the owner / owners.
- 3. Letter of Advisory Office.
- 4. Application Form from Engineering Practice Committee – Blue – Original.
- 5. Mandatory Supervision Form.
- 6. Engineering Practice Committee permit- Valid.
- 7. Projects with an estimated cost of more than 300 thousand dinars
- 8. Stamp the blue form
- 9. Attached the Engineering Practice Committee permit to Electromechanical office.
- 10. Engineering drawings for Electromechanical.
- 11. The CPR of the owner / owners or the commercial register of the company – valid.
- 12. Property document with real estate map and Air map.
- 13. Contracts and Rent – Valid.
- 14. The approved scheme or survey certificate (in all cases except extensions requests unless the document is original) is original and valid.
- 15. Electricity forms.
- - pressure of electrical voltage Forms in case the absence of approval of the Electricity Department.
- - Electricity Department Approval (if any) - valid with sealed maps of the station in the event of a station at the site.
- - Table showing the electricity load of existing buildings in the case of additions (Existing loads)
- 16. The civil aviation forms for the complexes that the system places a valid mark in front of them or buildings with a height exceeding 30 meters.
- 17. Certificate, pledge and thermal insulation forms - by project and classification of area.
- 18. Comprehensive Architecture Maps Services Maps General Site - Site Plan.
- 1. Ground floor.
- 2. Recurring floors
- 3. Pent house (If any).
- 4. roof graphics.
- 5. The four facades (except the adjacent facades) and the 4 - Elevations and Sections.
- 6. Drainage drawings (except in the absence of sanitary facilities).
- 7. Electrical drawings.
- 8. Drawings of water connections with the location of the meter or meters or tanks and their storage capacity with filling the form of daily water requirements.
- 9. The location of the water meter shall be on one of the adjacent facades
- 19. Structural maps of all floors - non colored with writing the project number in the right.
- - Accept the supervision request in the system (Accept).
- - Permission to practice the office of the supervisor - valid.
- - The application form (blue) shall be stamped by the supervising office in addition to the applicant's office.
- - Structural drawings shall be including the logo of the supervising office (if the applicant is licensed for architectural activities only).
- 20. A copy of the building permits, demolition permits and approvals of the previous service departments in case of addition or modification of the building or renewal permits or demolition.
- 21. If additional roles are added to an existing or under construction building for investment projects (A, B, C and D), a certificate is required from two engineering offices approved for construction work Class A
- 22. 22. Civil defense approval (if any) with sealed maps
- Requirements for acceptance the final construction permit application
- 1.If the request is waiting for the approval from the supervising office, the application will be kept for only 48 working hours to obtain approval from the supervising office. If the reply is not received during this period, the request will be canceled.
- 2.requests that are missing any document of any kind will be cancelled and the engineering offices has only 48 hours to complete (regardless of project size), and the request is not returned to the engineering office again.
- 3.If a forgery is found in the documents submitted by the owner or the engineering office, the original document is requested for comparison. If the forgery is proved, the application is canceled.
- 4.The property can not be sold unless there is a title document for the owner of the new property, and it accepts only the power of attorney stating that the client has the right to dispose of the demolition and construction permits.
