Terms and Conditions
1. Legal Documents: The applicant shall submit valid and legally sound documents and shall bear full responsibility for the accuracy and authenticity of all information and attachments provided.
2. Legal Framework: This service is governed by Ministerial Resolution No. (52) of 2003, Resolution No. (15) of 2015, Resolution No. (133) of 2020, Resolution No. (56) of 2024, and all applicable laws and regulations in the Kingdom of Bahrain.
3. Conditions of the Saleable Corner: The area of the corner shall not exceed (200 m²), shall be adjacent to a property owned by the applicant, shall not be suitable for independent use, provided that the subject land is not carved out of a larger government-owned land exceeding the aforementioned limit, and shall not conflict with public utilities or services.
4. Deposit: An amount of ten (10) Bahraini Dinars shall be paid as a deposit. Payment of this amount or receipt of the application shall not be deemed a final approval.
5. Refund of Deposit: The deposit shall be refunded if the application is rejected for reasons not attributable to the applicant and provided that no grievance request is submitted.
6. Utilities Conflicting with the Requested Corner: Any conflicting utilities shall be relocated or removed, subject to the approval of the competent authority and at the applicant’s own expense.
7. Requirements of Utility Authorities: Utility authorities may require access to service areas and impose obligations to maintain and protect underground utilities, subject to the approval of the property owner.
8. Determination of the Corner: The location, area, and shape of the corner shall be determined exclusively by the competent technical departments, with the
possibility of amendment based on survey results and existing utilities.
9. Cancellation of Application: The application shall be automatically cancelled after three (3) months of failure to complete the required procedures, without refund of the deposit. This includes failure to obtain approvals or failure to pay the assessed value after valuation.
10. Valuation and Payment: The value of the corner shall be determined in accordance with the approved valuation, and payment must be made within the specified period; otherwise, the application shall be cancelled.
11. Grievance: The applicant may submit a grievance to the Minister of Municipalities Affairs and Agriculture within thirty (30) days from the date of notification of the decision.
12. Grievance Committee: The Grievance Committee shall be competent to review grievances submitted against decisions issued by Capital Municipalities or other Municipalities regarding the regulation of corner sell applications, in accordance with Article (16) of the Real Estate Registration Law No. (13) of 2013.
13. Application Tracking: The status of the application may be tracked through the CRM system, and notifications shall be sent via email at each stage.
14. Acceptance of Terms: Submission of the application shall constitute explicit acceptance of these terms and conditions and full compliance with all related regulations.
